Company
This is a national main contractor operating throughout the UK specialising in major accommodation projects both new build and regeneration projects including PRS schemes, student accommodation and affordable housing.
Role
The current requirement is for a Senior Design Manager to be site based in Birmingham, you will take the design lead working on a large new build £90M 700 unit residential development overseeing and coordinating all design information.
Responsibilities:
Information Control:
- Ensure accurate and on time design information.
- Ensure cost effective design control and buildability.
- Review design information to ensure suitability and practical for use.
- Ensure design information complies with clients requirements.
- Organise, chair and minute design meetings with relevant consultants and designers.
- Review and check contract documentation, warranties and bond requirements in liaison with Contracts Manager and Surveyor.
- Ensure timely approval of samples for planning condition discharge, clients' product/colour choices, etc.
- Apply for and secure statutory body approval of Engineering Design, ground remediation and any other required design / technical packages
- Liaise with consultants and statutory Authorities to develop accurate service information and a "constraints" plan
- Assist the Regional Technical Manager/Design Team to obtain fee quotations from specialist consultants for all planning and engineering design and technical report requirements.
- Ensure all necessary consultants are appointed on time.
- Monitor and update design quality plan.
- Review qualifications of design consultant teams.
- Liaise with Contract Surveyor / Manager / Buyer on placement of design subcontractors / suppliers.
- Monitor and issue design information to production teams.
- Give feedback on design issues post contract and complete consultant/designer performance reports.
- Assist with material scheduling.
- Provide technical support to the site teams
- Site based, with active engagement with on-site issues, to solve them during the constructions process
- Lead, manage and co-ordinate the technical design and approval of adoptable roads, sewers and public open space areas. Assist the Contract's Manager to manage adoption, providing technical support.
- Pursue the reduction and release of outstanding Bonds at the earliest opportunity
- Provide information required for the development and preparation of comprehensive Home User Guides, Handover Files and Health & Safety Files for handover
Complexity:
Consultant / Designer Relations:
- To build and enhance consultant relationships.
- Obtain consultant feedback.
- Check all drawings and details for accuracy, correctness and commercial suitability
- Attend design meetings with the highways and planners to ascertain requirements from a council perspective for new development
Performance Measurement
- Ensure tender design information programmes are met.
- Prepare design quality plans.
- Ensure information requirements are adequately programmed.
- Improve tender contribution.
- Improve 'buildability'
- Reduce maintenance liability through choice of robust materials.
This is a permanent role with a salary to £75,000 plus car allowance plus excellent benefits package.
