Contracts Manager required to join a 'start-up' House Building division of a successful, well-established organisation.
Company Overview:
Our client is a well-established, South Yorkshire based business, already involved in the House Building sector and currently establishing a new construction division.
Position:
Our Client requires a Contracts Manager to manage 'all things construction' from inception through to final handover and be responsible for day to day site activities.
Duties will include:
- Establishment of systems and procedures to ensure compliance.
- Day to day management of construction activities to maximise profitability and customer satisfaction, whilst ensuring programme, Health and Safety and Quality Control are always upheld to the highest of standards.
- Implementing and maintaining SHE procedures.
- Co-ordination of Subcontractors H&S ensuring RAM's are in place prior to setting to work.
- Involvement in the Procurement Strategy, supporting QS in monitoring procurement, acting as required to ensure the selection and timely appointment of subcontractors.
- Attendance as required at Pre-contract meetings with Subcontractors.
- Regular monitoring and reporting of progress and managing works to the contract and target programmes.
- Both long and short-term programming.
- Reviewing drawings for buildability and compliance, ensuring flow of all latest information to the supply chain.
- Negotiating and placing orders with Utility Companies to ensure timely installation of all incoming services.
- Sub-contractor pre-commencement meetings, progress meetings and recording, including minutes.
- Works quality inspections and checks.
- Completing necessary take offs for ordering of materials as required.
- Commercial awareness - understand the commercial situation and strategy.
- Awareness of the Project Profit Plan and your role in implementing this. Know the prelims budget and manage expenditure on the likes of site set up and consumables accordingly.
- Good communication skills with a focus on Customer Service.
Individual:
As the ideal candidate, you will be excited at the thought of joining a 'start-up' new build division, be willing to roll your sleeves up and project manage the first development, supported by a site manager, with a view to eventually taking the lead construction role within the organisation.
Your experience will have been gained with a 'blue-chip' residential house builder, therefore understanding the importance of robust systems and procedures, and you may well have already worked your way up to the position of Contracts Manager, or certainly be on that trajectory.
