The Opportunity

This is an opportunity to join a dynamic, privately owned independent company offering a solutions-focused approach to developing, constructing, and operating accommodation-based schemes. These range from high rise residential, to care homes, luxury retirement living apartments and student accommodation.

Role Purpose

Lead and coach the project team to successfully deliver the maximum profit and close out projects to agreed cost, time, quality and safety standards. A Senior Project Manager will typically be responsible for the delivery of projects in excess of £25m and/or of medium to high complexity or risk.

Scope

  • Project value = £40-50M
  • No. of direct reports = up to 6 on average
  • All forms of contract and procurement routes
  • The Senior Project Manager will report to a Construction Director
  • The role will be based on a project and flexibility in this respect within the UK will be expected
  • Key Accountabilities

    All employees are expected to understand their responsibilities and carry out their role in line with the Company Management System, i.e. complying with our policies, procedures, processes and tools. In addition to enabling successful project delivery, this ensures that all roles are carried out in line with our ISO Accreditations (as listed below), against which you will be periodically audited against.

    Pre-Construction

    When required, support the pre-construction team in developing pre-construction proposals in respect of programme and build methodology.

    Participate in the development of the Package Procurement Strategy and also in the identification of preliminaries for new opportunities.

    Commence the development of the Project Business Plan during the pre-construction stage.

    Participate in the development of the Project Risk Register.

    Have a full understanding of the Employers' Requirements/Contractors Proposals and be able to articulate these requirements throughout the procurement, design and construction phases to all parties.

    Fully understand the customers' objectives for the project and initiate/develop a robust working relationship with him and his Consultants.

    Fully review the tender documentation and understand all post tender amendments and strategies put in place to win the project.

    Participate in client presentations and interviews for new opportunities.

    Project Delivery

  • Ensure the project completes safely, on time and delivers the profit level required or exceeds it.
  • Provide leadership to ensure the project team is focused and fully aware of what is required and takes action to deliver the plan and carry out work in line with the contract.
  • Ensure a Project Business Plan is in place prior to commencement on site. The plan is to set out how the projects objectives are to be met in respect of programme, profitability, safety, quality and customer focus.
  • Review, monitor and report against the Project Business Plan including implementing intervention measures to correct deviations from the plan.
  • Agree and sign off both a contract and target programme ensuring it meets contractual, organisational, commercial and construction needs and meets the customer's requirements.
  • Report on progress at the Project Business Review sessions and demonstrate that the project is being effectively monitored and controlled.
  • Ensure there is full compliance to the Company's Health & Safety Policy / Safety Management System and personally promote the Company's Health & Safety Culture.
  • Undertake and record regular HSE inspections.
  • Ensure that the most appropriate sub-contractors are selected within the Company's Supply Chain Strategy and that all resources for the contracts are procured to meet the programmes and budget.
  • Provide leadership to create the right on site environment for all sub-contractors to deliver their part of the project delivery plans.
  • Close out the project in line with the project business plan and provide customer focused aftercare support, to minimise defects and realise prompt release of retention and the opportunity for repeat business.
  • Develop and maintain proactive relationships with the client/project stakeholders/key supply chain partners to ensure that both the group and the Clients' project objectives are met.
  • Ensure compliance and adherence with all Company Management System policies, procedures, processes and tools applicable to role.
  • Share innovative practice and lessons learned.
  • Commercial/Risk Management

    Ensure that the design team and sub-contractors provide timely information to satisfy the procurement and construction activities (for example, ensure that the project operates a procurement schedule that correlates with the IRS and work with the site team to ensure that design information is released to the right quality, on time) and intervene when required.

    Monitor and check risk, identifying and ensuring risk is effectively mitigated, managed and or costed to ensure project targets are realised or exceeded every time.

    In conjunction with the Commercial Manager, develop a financial strategy for the project, which will ensure financial targets are met.

    Working closely with the Commercial Manager, ensure that the commercial activities are managed to maximise the scope for increasing margins and producing valuations and payments on time.

    Ensure that the Company's planning, cost and financial controls are established to provide accurate up to date information and control.

    People Management

  • Work with Directors to ensure that the right project team is deployed throughout the project and that they meet the capability requirements of the project.
  • Ensure that anyone working on projects is effectively inducted and fully understand their role and responsibilities
  • Coach and mentor direct reports to maximise their potential and maintain their commitment and motivation.
  • Co-operate with other geographical areas of the business to maximise the efficiency and utilisation of resources and to share experience and best practice.
  • Lead and promote the correct behaviours towards Equality, Diversity and Inclusion in the workplace, treating all stakeholders with dignity and respect.
  • Undertake performance reviews for direct reports.
  • Participate in the development of training plans for direct reports as appropriate.
  • Continuous Improvement

  • Undertake Company projects as required and maintain at all times up-to-date knowledge on changes and developments relevant to the role.
  • Share best practice and promote continuous improvement and innovation.
  • Ensure compliance and adherence with all Company policies, procedures, processes and tools applicable to the role.
  • The Person

    Qualifications:

    Ideally a degree in appropriate discipline or a Postgraduate Diploma

    A minimum of an HNC or equivalent vocational experience

    Corporate membership of a professional body is desirable

    Motivates and empowers others, providing a clear direction

    Takes initiative, acts with confidence and works under own direction

    Makes prompt, clear decisions, which may involve tough choices or considered risk

    Demonstrates Financial Awareness

    Focuses on customer needs and satisfaction

    £40-50m Project capability essential.

    Concrete frame experience desirable.

    Medium/High rise experience desirable.

    Multi-room fitout experience desirable.
