Division: Construction North

The Opportunity

This is an opportunity to join the Construction North Division of one of the world's most dynamic and successful construction businesses, in the key role of Aftercare Manager.

The Role

Aftercare Managers play a key role in successfully delivering projects. This is a highly visible role within a Business Unit, with the ability to make a significant positive impact on the project and company-wide performance through the provision of timely expertise, coaching, sharing of knowledge and influencing of behaviour whilst focusing on ensuring that the specific quality requirements of their projects are met. As well as the regional Team's dedicated point of contact on all issues relating to incomplete defect repairs. Work closely with colleagues in the Division in managing a post-handover budget for rectification of minor defect works to ensure sub-contractors responsible are notified of costs, where required. Preparing reports for Operations Director on all aspects of defects service as directed.

Key accountabilities:

  • Act as the Regional Team's dedicated point of contact on all issues relating to incomplete defect repairs.
  • Liaise with Professional team members (where applicable) and contractors to ensure the completion of defects work within agreed timescales.
  • Work closely with colleagues in the Division in managing a post-handover budget for rectification of minor defect works to ensure sub-contractors responsible are notified of costs, where required.
  • Prepare and manage any latent defect claims.
  • Collect, analyse and monitor defects performance of contractors and identify and report on any trends.
  • Monitor performance against agreed KPIs
  • Prepare reports for Operations Director on all aspects of defects service as directed.
  • Act as the project's main point of contact with Clients and contractors where defects have been reported but not rectified within agreed timescales. Work to ensure timely completion of outstanding defects and keep Ops Director informed of action taken and progress made.
  • Monitor and co-ordinate the completion of work identified at the end of defects inspections.
  • Work closely with Client teams and contractors Management and Operations teams to manage the defects process.
  • Establish a working relationship with Building manager and contractors' customer service teams who are responsible for arranging for defects to be rectified. Agree process for reporting defects in and out of office hours, including emergency repairs.
  • Be an initial contact point for checking whether a defect is actually a defect under the building contract.
  • Work with the Ops Director and Commercial Director to manage the budget for minor post-handover works to schemes, following approval by the Director and in accordance with agreed procedures & processes.
  • Advise on process improvements on how to deal with defects in newly completed projects.
  • To undertake any other duties of a similar nature as requested by the Ops Director.
  • To participate in the review of this job description as necessary.
